This year marks the 10th anniversary of AP OPEN HOUSE, AP Thailand’s flagship learning programme designed to nurture a new generation of “quality people” who can elevate the future of property development in Thailand. As part of the Class 10 programme, AP Thailand flew selected university students to Tokyo for an exclusive learning journey inside Mitsubishi Estate Group, offering first-hand exposure to world-class developments, advanced construction standards, and the philosophy behind Japan’s globally recognised living quality.

A Shared Mission: Building Living Quality from Unspoken Needs

During the field trip, students explored how AP Thailand and Mitsubishi Estate integrate design, empathy, and sustainability into every development. AP introduced its core design philosophy centred around Unspoken Needs — the emotional, functional, and psychological needs that customers may feel but do not express directly. These insights serve as the foundation for AP’s approach to elevating living quality in Thailand.

Mitsubishi Estate extended this learning by sharing Japan’s global benchmarks for quality and sustainability. Mr. Toru Hayamizu, Executive Officer & General Manager, International Business Planning Department, Mitsubishi Estate Co., Ltd., emphasised the company’s mission to create society through city development, ensuring that every space and service contributes to maximum customer satisfaction. Their commitment follows the group’s well-known FIVE EYES standards, reflecting excellence in design, safety, comfort, and environmental responsibility.

Experiencing Mitsubishi Estate Group’s Real Developments in Japan

The field trip immersed students in three key projects that exemplify Mitsubishi Estate’s world-class quality and long-term vision:

  1. KOMAZAWA STAGE 2: Delivering True Living Comfort Beyond Size
    Students learned that a quality home begins with understanding real human behaviour. KOMAZAWA STAGE 2 demonstrates how thoughtful design delivers high privacy through the concept of “close outside and open inside.” Every space is intentionally crafted with natural connections and energy-saving innovations such as HOMETACT and AEROTECH, ensuring comfortable, sustainable living for urban residents.
  2. Seismic Isolation Structure: The Backbone of High-Rise Safety
    Class 10 participants gained rare access to Japan’s largest and most advanced seismic isolation system. This system absorbs ground vibrations and protects residents during earthquakes, reinforcing why Japan leads in global residential safety standards. Even though Thailand faces different environmental challenges, this experience highlighted Mitsubishi Estate’s unwavering commitment to safety as the foundation of all quality living.
  3. HOTORIA SQUARE: Biodiversity and Ecological Sustainability
    Students visited HOTORIA SQUARE, a signature biodiversity project that blends urban development with ecological preservation. The landscape design encourages coexistence between people, plants, and wildlife, while native species help reduce greenhouse gases. This project illustrates Mitsubishi Estate’s belief that sustainability must enhance not only human life but the entire ecosystem.

Marketing student representatives — Ms. Pharisa Pawong (Srinakharinwirot University) and Mr. Chalida Chaonuea (Bangkok University) — shared that they were surprised by how deeply real estate developers must understand emotional and unspoken needs. They expressed that a quality home is defined not by size or price, but by thoughtful design that supports every function and feeling.

Civil engineering representatives — Mr. Kritsanaphong Kerdkasem (KMUTT), Mr. Pariwat Burawong (SUT), Mr. Natchapol Roysri (Khon Kaen University), and Ms. Sudarat Gitphithuk (Ramkhamhaeng University) — reflected on the importance of empathy in engineering. They noted that true living quality comes from balancing physical safety with mental well-being, and that Japan’s precision in functional design reinforced the value of attention to detail and clear standards such as Mitsubishi Estate’s FIVE EYES.
